Qualifying Criteria

• We do not allow undergraduate students. Graduate students may be accepted if they meet other qualifying criteria.
• All persons leasing an apartment must be at least 22 years of age.
• Gross monthly income to be 3 times the monthly rental amount. One applicant can financially qualify for the apartment.
• Applicant should be on current job for at least 6 months or previous job for at least 1 year.
• Applicants must have favorable rental history or home ownership of at least 6 months. Applicant must have no more than 2 late payments in any 12 month period.
• No applicant with a prior eviction will be accepted.
• No applicant with any outstanding rental debt will be accepted.
• Any applicant receiving an unfavorable credit rating may not be accepted or an increased deposit may be required.
• Applicant must pass criminal background check (please inquire with the leasing office for background screening details).
• In the event one area of the above criteria is lacking, management may at its discretion, still accept applicant if they excel in other areas.
• No more than 2 persons may occupy a bedroom.
• Up to 2 pets will be accepted with a combined weight of 80lbs., and must comply with breed restriction policy. The following breeds are restricted from the Premises: Pit Bull including American Staffordshire Terrier, Staffordshire Bull Terrier and Bull Terrier, Rottweiler, German Shepherd, Chow, Beagle, Doberman Pinscher, Akita, Presca Canario and any mixed breed that includes any prohibited breed.

Additional Information

• Applicant must provide 1 current pay stub.
• Applicant must provide a copy of valid Photo ID.
• If Applicant does not make 3 times rent per month, they may show a minimum of 36 times the monthly rent on their most recent US Bank Statement. Student loans are not an acceptable form of income.
• If an applicant does not have established credit, rental or employment history, they may still be considered with the payment of an additional deposit equal to one month rent.
• Self-employment must be verified with the most recent tax return and 1 bank statement.
• No Guarantors or Co-Signers.
• We conduct a credit check, criminal background check, rental-history verification, employment verification along with proof of income or financial means.
